Affordable housing development launches in Stenhousemuir

32492869273_7714974d96_o - CopyConstruction firm CCG (Scotland) Ltd has completed a new residential development at Main Street in Stenhousemuir.

Delivered on behalf of Falkirk Council, ‘The Old Police Station’ comprises 18 social rent flats on the site of the former Larbert Police Station, and the council’s Registry Office.

Extending to three storeys, the flats are sympathetically constructed behind the new stone frontage, which was built to replicate the original two storey Victorian façade.

The development offers 9 two and 9 one bed apartments, and given its town centre location, residents have easy access to local amenities. A lift has been installed allowing all flats to be fully accessible for wheelchair users and despite the development constraints of the site, on-site parking, gardens, and drying areas have also been provided. The apartments have proven very popular and were all allocated to tenants within five days of completion.

32665330773_afd2502787_o - CopyCCG’s iQ Closed Panel Timber Frame System, manufactured in the company’s bespoke ‘Off-Site Manufacturing’ facility in Cambuslang, CCG OSM, was utilised for the construction. The use of this system brought huge efficiencies at site level including quicker construction enabling ‘The Old Police Station’ to be delivered within a period of just 57 weeks. Also, due to excellent thermal efficiency ratings, the development was delivered to a Bronze Active Standard.

Residents will also benefit from enhanced energy savings through room zoned underfloor heating, and electricity generation for each flat from designated solar PV panels.

Margaret Wilson, neighbourhood co-ordinator for Falkirk Council, added: “We are delighted with this new build council housing development, which provides additional council housing for rent in the centre of Stenhousemuir. The development has proved very popular, and we have received positive feedback generally from local residents happy to see the site redeveloped. We have also received good feedback from tenants who are delighted with their new homes.”

This successful development forms part of Falkirk Council’s new build housing investment programme which plans to deliver over 160 houses new council houses for rent, in the next five years.
