148 new homes planned at former Rolls-Royce site in East Kilbride

A developer is currently consulting on plans to transform a former Rolls-Royce engine maintenance site in East Kilbride into a new mixed-use neighbourhood featuring 148 homes and 20 small business units.

The 4.24-hectare brownfield site, located on the north-east perimeter of the former Rolls-Royce factory, has lain vacant since operations ceased in 2015 following the relocation of activities to Glasgow. Although currently allocated for commercial development in South Lanarkshire’s adopted Local Development Plan, the site has been actively marketed for employment use without success.

Under the new proposals, the developer aims to deliver a sustainable, integrated community offering a mix of detached, semi-detached, terraced and flatted homes, together with small-scale Class 4 commercial units suitable for workshops, studios and other flexible business uses.

The development will also include public open space, sustainable drainage systems, and dedicated car parking and garden space for all homes. Apartments will feature both private and communal amenity areas.

To mitigate noise from the neighbouring West Rock industrial unit to the south, the layout places the proposed commercial units along the site boundary to act as a sound barrier, supported by acoustic fencing and bunding.

The site lies south of Law Place and is bounded by a range of land uses: new housing on Mavor Avenue to the east, the James Hamilton Heritage Park to the northwest, and light industrial and commercial premises to the north and west.

The public consultation period will remain open until 31 October.
