Abronhill Housing Association: Celebrating 30 years and looking ahead

Director Audrey Murphy kicks off Abronhill Housing Association’s search for a strategic partner with the launch of a prospectus pack.

As we mark our 30th anniversary in 2025, Abronhill Housing Association (AHA) stands at a crossroads. As the only community-based Registered Social Landlord (RSL) in Cumbernauld, we’re proud of our local roots. We are compliant with the Scottish Housing Regulatory Standards and we have achieved strong performance, particularly around tenant satisfaction, repairs and maintenance responsiveness, rent collection and neighbourhood management. However, we’re now seeking a strategic partner to help secure our future.

Why a Strategic Partnership?

Two key challenges drive this decision:

  1. The need for significant investment—more than £15.7 million over 30 years—to maintain and improve our 257 homes while keeping rents affordable.
  2. The complexity of managing 105 homes in 70 mixed tenure blocks, where we are the minority landlord in 68 of these blocks. This impacts our ability to meet current SHQS and EESSH standards.

These issues are substantial for a small organisation like ours.

Do you have what we’re looking for?

We invite proposals from RSLs who share our values and can offer:

  • Experience with complex capital projects in mixed tenure settings
  • Innovative governance and partnership models, including shared services or a full transfer of engagement.
  • A commitment to maintaining a local presence and face-to-face services.
  • Financial strength and strategic vision to meet SHQS and future energy efficiency targets.

We are all open to discussions—it’s about co-creating a sustainable future for our tenants, staff, and community.
