Albany Lettings acquires Hadden Rankin Property Management

Albany Lettings has completed the acquisition of Hadden Rankin Property Management, strengthening its position within Edinburgh’s private rented sector and bringing together two established businesses with decades of combined experience.

The acquisition represents another significant step in Albany Lettings’ continued growth, expanding its team, expertise and support for landlords and tenants across Edinburgh.

Hadden Rankin has more than 20 years of experience supporting landlords, tenants and property investors in Edinburgh. The business is known for its personal approach, transparent pricing, compliance expertise and long-standing client relationships. Its services include property management, lettings, compliance support, portfolio reviews and property investment advice.

The deal follows Albany’s acquisition of LinnMac Property and Investment Letting in March 2026 and reflects Albany’s continued investment in growing its Edinburgh business through the acquisition of well-established local property management companies.

Albany said the integration of Hadden Rankin will focus on maintaining continuity for landlords and tenants while providing additional operational support through its wider Edinburgh team.

Michael Mairs, regional director – Scotland at Albany Lettings, said: “Hadden Rankin has built a business that people trust. Its long-standing client relationships, transparent approach and attention to detail are qualities we value and want to protect.

“Our priority is to make the transition clear, personal and well managed. Important knowledge about properties, landlords and tenants must be carried forward rather than lost during the handover.

“The purpose of bringing these businesses together is not simply to grow. It is to give landlords and tenants the reassurance of personal local service, supported by a wider Edinburgh team and stronger operational resources.

“Growth only matters when it improves the experience our landlords and tenants receive. That is the standard we will continue to hold ourselves to.”

Hadden Rankin’s founders, Ross Hadden and Dorothy Rankin, said: “When considering the next chapter for Hadden Rankin, the quality and continuity of service provided to our landlords and tenants was central to our decision.

“Albany understands the Edinburgh property market and shares our belief in personal, professional property management. We believe bringing the businesses together represents a positive step for our clients and provides a strong foundation for the future.”

Albany operates with a locally based Edinburgh team covering lettings, property management, maintenance coordination, accounts and compliance. The company said Hadden Rankin’s personal client relationships and investment expertise would further strengthen its ability to support landlords and tenants across Edinburgh while preserving the personal service both businesses are known for.

The financial terms of the transaction have not been disclosed.
