Cala to deliver 226 new homes after Bo’ness land acquisition

Cala Homes (West) has completed the purchase of land south of Crawfield Road, Bo’ness, to deliver a new neighbourhood in the popular town.

Planning consent was secured in July for 226 much-needed homes, comprising 192 private and 34 affordable homes across the 38.9-acre site. The Crawfields development will feature a carefully considered mix of Cala house types, ranging from three- to five-bedroom terraced, semi-detached and bespoke 2.5-storey homes. All properties will incorporate sustainable features such as air source heating systems and electric vehicle charging points.

In addition to delivering high-quality homes, Cala will create a host of community-focused features designed to enrich life in Bo’ness. The development will include beautifully landscaped green spaces with multi-use paths linking the John Muir Way to Linlithgow Road, a new retail facility on Crawfield Road and a recreational park along the southern boundary, offering woodland and meadow areas for residents and the wider community to enjoy.

Cala will also implement a comprehensive biodiversity strategy, enhancing urban wildlife and ensuring the new neighbourhood blends seamlessly with its natural surroundings.
The Crawfields has been designed to complement the existing character of Bo’ness, which already benefits from a thriving mix of independent shops, cafés and restaurants, as well as cultural landmarks such as The Hippodrome, Scotland’s oldest purpose-built cinema.

Further positive contributions will be delivered through Cala’s Community Pledge initiative, which supports local causes, enhances public facilities and contributes to the long-term vitality of the town.

Groundworks at The Crawfields are anticipated to begin in autumn 2025 with the first homes available from autumn 2026.
