The awards, hosted by Property Week, recognise excellence across the student accommodation sector, highlighting developments that deliver exceptional student experiences, modern facilities, wellbeing, sustainability and community engagement.

Located on Dunedin Street in Edinburgh’s Canonmills area, The Pepper Mill was delivered by Clark Contracts for Danehurst Developments and opened in September 2025.

The purpose-built student accommodation project provides 155 self-contained studio apartments, each designed to support privacy, comfort and independent living, alongside high-quality communal spaces that encourage students to study, socialise and connect.

The development includes amenity and social space, with facilities including a residents’ lounge, games room, bookable kitchen and dining area, cinema room, gym, co-working space, group study rooms, library, landscaped gardens and outdoor seating.

The Pepper Mill has achieved an EPC A rating, reflecting the development’s strong energy performance, with BREEAM certification also underway. Sustainable travel is supported through secure cycle storage, free bike use and a Ridacard travel incentive for residents.

The latest recognition follows The Pepper Mill also being shortlisted at the Scottish Property Awards 2026, where the project was named a finalist in the Student Accommodation of the Year category.
