Flats plan approved in Paisley town centre

A proposal to transform one of Paisley town centre’s best‑known buildings into new homes has been approved by Renfrewshire Council.

John Taylor - Architect, acting for G64 Trading, had sought permission to convert the B‑listed property at 5 New Street into eight flats arranged across the first, second and attic floors. The plans outlined a mix of two and three‑bedroom apartments designed to make use of the building’s distinctive internal spaces.

The ground floor, most recently occupied by West College Scotland’s performing arts department, will be repurposed for Class 4 business use.

A planning statement noted that the design aims to balance efficient layout with minimal disruption to the historic fabric, resulting in “a degree of variation even within the same type of dwelling”. It also confirmed that a full fire‑sprinkler system will be installed from above to avoid disturbing original cornicing and ceiling features.

The building, which dates from 1908 and was once home to the YMCA, was designed by renowned architect Thomas Graham Abercrombie in the Beaux‑Arts style.

In a report, the council said: “The assessment has found that the creation of both ground floor business space and eight flats on the upper floors would be consistent with the plan spatial and all other relevant policies and guidance. The external alterations were also found to be acceptable.

“The proposal also complies with the broad aims of the Paisley West and Central Local Place Plan in respect of preserving and protecting built heritage in the area.”

In its official decision notice, it confirmed the proposal was in line with the provisions of the development plan.
