Goodstone Living to expand Leith build-to-rent development

Goodstone Living, on behalf of its managed fund Goodstone Living Partners 1, has successfully secured unanimous planning permission from the City of Edinburgh Council for the expansion of its Dockside build-to-rent scheme in Leith.

The number of new ‘next generation’ homes at the waterfront scheme will be increased from 338 to 373 to include further family and affordable housing. In line with the development’s sustainability credentials, Goodstone will also almost double the green amenity space within the public realm from approximately 1,900 square metres (0.47 acres) to approximately 3,800 square metres (0.94 acres), and provided for additional bicycle storage.

The 373 new homes at the 2.5-acre Dockside will be spread across four buildings from 10 to 14 storeys, complemented by amenity space including a rooftop lounge and dining, co-working areas and a fitness centre, as well as two ground-floor commercial units that will be offered at discounted rents for local businesses as part of Goodstone’s social value creation strategy.

Construction of the scheme with McAleer & Rushe commenced in May of this year with the first building expected to complete in July 2025.

Lee Hawkins, construction director at Goodstone Living, said: “This consent provides us with the opportunity to make significant value-add enhancements to Dockside, specifically in respect of its sustainability credentials and the offer to the local community through public realm improvements.

“It will also enable us to widen our prospective tenant base here in Edinburgh, where there is a real need for high-quality rental housing across a wide range of age groups and income profiles.”
