Green light for 226 homes in Bo’ness

Cala Homes (West) has secured planning permission from Falkirk Council to deliver a new neighbourhood in Bo’ness.

The development, located south of Crawfield Road, Bo’ness, will include 226 new homes, including 192 private properties and 34 affordable homes.

Comprising an attractive mix of Cala house types, the new community in Bo’ness will see a range of three-to-five-bedroom terraced, semi-detached, detached and bespoke 2.5-storey homes.

With planning permission now approved, groundworks are anticipated to begin in autumn 2025 with the first homes available from autumn 2026. Designed with sustainability at its core, the new homes will incorporate various green energy features, including fully electric air source heating and electric vehicle charging points.

Cala Homes (West) will also introduce a variety of biodiversity-enhancing features across the site as part of its urban wildlife strategy.

The development will extend the existing Bo’ness community, which already boasts an eclectic array of local amenities including independent shops, cafes, and restaurants. Leisure facilities such as a community theatre and Scotland’s oldest purpose-built cinema, The Hippodrome, remain popular attractions for residents.

Beyond the new homes, Cala Homes (West) will enrich the community with thoughtfully designed landscaping including a new multi-use paths linking the nearby John Muir Way to Linlithgow Road, and a retail facility on Crawfield Road.

Additionally, a recreational park will feature along the southern boundary of the site, offering trails, woodland and meadow habitats, creating an inviting outdoor space for families to enjoy.
