Green light for new homes at former Linlithgow timber yard

Plans to build new homes on the site of a former timber yard and rail sidings in Linlithgow have been approved.

The development, proposed by Allwalk Ltd, will see up to 18 homes constructed on the elevated site above Falkirk Road.

While supportive of the principle of redeveloping the brownfield site, some residents raised concerns about potential flood risks and the impact of tree planting on sunlight to their properties. Local councillor Pauline Orr, speaking on behalf of two residents, relayed their worries about drainage and overshadowing but confirmed they had no objections to housing being built on the site.

In response, council flood risk officers stated that the proposed sustainable drainage system (SUDS), along with improved kerbing and new drainage gullies, would enhance water runoff management.

A flood risk engineer told West Lothian Council’s Development Management Committee: “A kerbline is going to stop water getting into the embankment down to the houses on Falkirk Road.”

Planning officers recommended approval for 13 homes, subject to conditions. The homes will include a mix of three-storey houses, bungalows, and one-and-a-half-storey properties, in keeping with the surrounding neighbourhood.

Councillor Tom Conn sought further reassurance that flood risks would be addressed and suggested that hedging could be used instead of trees to avoid overshadowing adjacent properties. He emphasised that the design should reflect the concerns raised by nearby residents.

Councillor Conn added: “This site has been vacant for a number of years. The development would help improve that part of the town.”
