Green light for student accommodation plan at former Leith bingo hall

Plans to conserve and redevelop a bingo hall in Leith into new student homes have been granted planning permission.

Longstone (2) Limited sought planning approval for 200 flats at the existing Club 3000 bingo hall on Manderston Street, located in the Leith Conservation Area.

Launching the plans last year, the developer said the proposed use as student homes allows for the creation of a high-quality development that complies with The City of Edinburgh Council’s student housing policies, while also retaining and enhancing the elements of the building that contribute to the surrounding Conservation Area.

Councillors voted six to five in favour of the proposals, which had been recommended for approval by planning officers.

Council papers stated the proposals have been referred to committee “because the application is of significant public interest as the site is an allocated housing site in the local development plan, and the proposal is for student accommodation, and it is recommended that planning permission is granted”.

The papers continued: “The proposal would retain the historic building and although several extensions are proposed, these would not harm the character and appearance of the conservation area.

“When the proposals are considered against the student housing policy the proposed development is considered acceptable.”

Oberlanders Architects and LUC have been engaged to lead the transformation.

The developer said in its statement to the council earlier: “Having been utilised for a range of activities over the years including a mill, cinema and bingo hall, the design aims to embrace the unique character of the building providing bespoke and contemporary accommodation for students.

“The proposed development at 24 Manderston Street will see the conversion of a former bingo hall into much-needed student housing.

“Creating 201 high-quality student bed spaces with accompanying amenity spaces and facilities, this development aims to provide a catalyst for regeneration within the locality.”
