Historic Glasgow campus site brought to market for redevelopment

The former Hutchesons’ Grammar Primary School Campus in Glasgow has been formally brought to market, opening up a wide range of redevelopment possibilities.

The sale of the property at 44 Kingarth Street follows the planned relocation of the primary school.

The B‑Listed campus extends to approximately 58,954 sq ft (GIA) and occupies a substantial 1.91‑acre site. Vacant possession will be available from August 2027, giving prospective purchasers ample time to shape proposals and bring forward a vision that respects the building’s heritage while unlocking its next chapter.

The site sits within the Glasgow City Council boundary and is currently guided by the City Plan 2 Local Development Plan (adopted April 2017), with a new Local Development Plan now in preparation. While the land is not allocated for any specific use, any redevelopment will be shaped by both local and national planning policy, including the requirements of National Planning Framework 4 (NPF4).

Subject to securing the appropriate consents, the site may be suitable for a variety of alternative uses, offering considerable scope for creative and forward‑looking proposals.

Savills development director Nicola Lunn said: “This is a standout opportunity to reimagine a much‑loved Southside building. Its history, scale and location give it enormous potential, and we’re excited to see how future owners will bring new life and purpose to this important site.

“Its prime Southside setting only strengthens that potential, underlining the campus as one of the most significant opportunities to come to the market in recent years.”
