Larbert housing plans lodged by Cala
Cala Homes (West) has submitted a planning application to Falkirk Council for a proposed new residential development in Larbert, marking a significant milestone in plans to deliver a thoughtfully designed extension to the existing community.
The proposals relate to a 14.5-acre site located off Bellsdyke Road and include a considered mix of 97 private and 32 affordable homes to help meet local housing demand. The development also features extensive green space alongside a new roundabout and spine road designed to improve road safety, connectivity and enhance access for residents.
The private Cala homes will range from three-bedroom semi-detached houses to four- and five-bedroom detached houses. The affordable homes, managed by a private registered social landlord, will include one- and two-bedroom flats and two-, three- and four-bedroom terraced houses.
The proposed development forms part of the final phase of a 2001 agreement between the NHS, Cala Homes and Persimmon Homes, which has already seen almost 1,700 homes delivered as part of the Hill of Kinnaird Masterplan Area.
Ahead of submitting the planning application, Cala held two public consultation events to give local residents the opportunity to view the proposals and provide feedback. The events attracted 84 attendees in total. At the first event (54 attendees), more than 80% of respondents agreed or strongly agreed that housing would be a good use for the site, while more than 83% felt the proposal would create an attractive place to live.

Cala has an established presence in Larbert, having delivered more than 800 homes at the nearby Kinnaird Village development.
If planning permission is granted, Cala Homes (West) will also deliver a tailored programme of community support through its Community Pledge initiative, working with local groups and organisations to provide meaningful, long-term benefits through volunteering, donations and educational activities.
