Miller Homes gets green light for new development at Winchburgh

Miller Homes is to continue its work in the growing town of Winchburgh with plans for almost 100 new properties.
The housebuilder has planning permission for 98 family homes of 3, 4 and 5 bedrooms as well as a series of new roads and landscaping adjacent to Beatlie Bridge at the West Lothian community, which is set to grow from a population of 6,500 to 14,500 in the next decade.
The development will deliver a range of housing in the north of Winchburgh, less than half a mile from a connection to the M9 motorway that links Stirling and Falkirk with the outskirts of Edinburgh and the M8.
John Hamilton, CEO of Winchburgh Developments Ltd. (WDL), which leads the masterplan for Winchburgh, said: “We are delighted to welcome back Miller Homes to develop a key area in Winchburgh and establish high-quality housing.

“Developing this site represents an excellent opportunity to create a beautiful neighbourhood in the north-east part of the community, which is close to the emerging town centre that boasts Winchburgh Marina at its heart.”
Arthur Mann, regional land director for Miller Homes Scotland West, said: “The acquisition of this land represents a significant opportunity to support the continued growth of the West Lothian community and marks an important step in the delivery of a high-quality neighbourhood for future residents.
“West Lothian continues to grow in popularity with homebuyers, offering the benefits of strong local amenities alongside convenient access to nearby cities. Through this development, we look forward to delivering our energy-efficient homes in a location that provides an excellent balance of connectivity, community and a strong lifestyle for families.”
The growth of Winchburgh continues at pace – more than 320 new houses and flats were occupied there in 2025 – but, as Hamilton argues, the development stands apart from similar projects in Scotland as it blends a diverse mix of housing types with the creation of desirable amenities and infrastructure.
Auldcathie Park, measuring two-and-a-half times the size of Princes Street Gardens, runs through the heart of the community and borders the emerging town centre, home to a Sainsbury’s superstore and Scotland’s newest marina, which hosts tourists visiting by narrowboat via the Union Canal and people from near and far pursuing watersports as well as some of the best coffee and gelato in the Lothians.
Four new state-of-the-art schools and a new junction connecting the M9 motorway are major draws for families and commuters alike.
“We do things differently here,” Hamilton said. “It’s infrastructure first, followed by new homes, ensuring a quality of life that is both desirable for people moving here and an improvement for those who have called Winchburgh home for a while.
“Experience tells us that creating a community – especially on this scale – is not just about constructing a healthy mix of residential and business premises but ensuring that alongside the housing and shops are excellent leisure facilities, the best-equipped schools, and an environment that encourages people to strike a positive work-life balance and lead a healthy lifestyle.”
