A new car-free residential development of 34 flats could be delivered on an industrial site off Leith Walk in Edinburgh’s Pilrig Conservation Area under new plans submitted by Morgan McDonnell Architecture.

A design statement submitted to the City of Edinburgh Council on behalf of Thistle Peat Ltd said the site at 25-27 Arthur Street extends over about 0.167 hectares and comprises an existing warehouse building backing onto yards previously belonging to properties along Leith Walk.

A new communal garden, accessible from a pedestrian and cycle lane will be provided.

“The site is within walking distance, approximately 20 minutes, from city centre amenities and retail areas and also benefits from excellent transport connections to the city centre with bus stops for eight different routes accessible from on Pilrig Street and Leith Walk along with the future tramline extension,” the statement read.

“The site has immediate access to the shops and facilities of Leith Walk and is within less than 5 minutes walking distance to grocery shops, cafes, restaurants and other services.”

The statement added: “The design of the Arthur Street facade seeks to complement the neighbouring buildings and break down the proposed mass into a residential scale. The rear elevations seek to introduce subtle variations to the material and form of development to harmonise with the prevailing characteristics of the surrounding residential terraces and tenements.”
