Plans unveiled for apartments above Union Street bank

In a new bid to enhance the Granite Mile, plans for six new “executive suites” above a Union Street bank have been unveiled. 

The proposals, which were submitted by Countesswells-based XSpace Real Estate show that the firm hopes to convert the first floor of the Virgin Money bank into a new residential scheme, reports The Press and Journal (Aberdeen and Aberdeenshire).

The building sits beside the ex-M&S flagship store and across from the former Royal Bank of Scotland, which has also been planned to become flats.

Constructed in 1863, the B-listed building was completed as part of the formation of the Granite Mile, and has been used as a bank since it opened its doors. 

At present, the ground floor is occupied by Virgin Money. The former offices above have most recently been used by a recruitment firm.

The first-floor space was put up for auction in 2025, having a guide price of £111,000.

The submitted drawings unveil that six “executive lettable suites” would be constructed on the first floor. A kitchenette, reception and lounge area would also be included in the area. 

According to the new owner, the original features including cornices, windows and three fireplaces will be retained, because of the structure’s listed status. 

Developers believe the scheme will “positively benefit the surrounding area”.

They add: “This will develop a building and site which has been vacant for some time and will prevent this part of the building falling into disrepair.”

These plans arrive against the backdrop of an expert taskforce continuing its bid to revive the Granite Mile’s disused upper floors.
