Procast completes 167-home insulation job for Calvay Housing Association

Hamilton-based principal contractor Procast Group has completed work on a significant £4.7 million project to install external wall insulation across 167 flats managed by Calvay Housing Association.

This extensive project in Barlanark in the East End of Glasgow has significantly improved the energy efficiency of the homes, providing tenants with warmer living conditions and lower fuel bills.

Originally built in 1952, the Calvay homes on Calvay Road, Calvay Crescent, and Barlanark Road now enjoy a modernised look, enhancing the local streetscape.

Procast refurbished and relocated the original steel ‘Calvay’ sign, moving from where it was going unnoticed on Barlanark Road to take pride of place on Calvay Crescent in front of Calvay Housing Association’s head office.

The works, which were spread across 35 flatted blocks, were delivered on time, taking a year to complete and have received a 96% satisfaction score from tenants.

The scope of works also included cavity wall insulation, upgraded mechanical ventilation systems and a pilot of an innovative internal air source heat pump, with the removal of gas from the property.

Calvay Housing Association has a long-term ambition to improve the sustainability of homes within its portfolio, benefitting living conditions for residents and its impact on the planet.

The Association’s investment in the project has been match-funded by the Scottish Government via its Scottish Net Zero Heat Fund (SNZHF) and is a testament to their forward-thinking approach to sustainable housing.

The Energy Saving Trust (EST) estimates that external wall insulation can save households up to £410 per year on energy bills.

Procast Group worked alongside Brown + Wallace, a local business consultancy firm, to manage the project.

Derek Innes, owner and managing director of Procast Group, said: “This project exemplifies excellence in social housing retrofit delivery. Through comprehensive fabric improvement, innovative ASHP technology, proactive variation management, and exceptional resident engagement, the team delivered transformational benefits for 167 homes.

“With 96% tenant satisfaction, on-budget delivery, and strategic coordination by Ryan Crawford overseeing multiple trades and our in-house Gas and M&E teams, this project stands as a model for resident-focused net-zero transformation.”
