Redevelopment plans unveiled for former Glasgow care home

A disused C‑listed care home in Glasgow’s West End is set for major redevelopment, with proposals outlining a mix of sensitive restoration, partial demolition and new build housing on the prominent corner of Great Western Road and Cleveden Road.

Balmanno House, a 19th‑century mansion that closed as a nursing home in 2023, has remained vacant since.

A planning application lodged with Glasgow City Council by RSD Property Holdings sets out a 12‑home scheme designed by Inkdesign, combining the retention of the historic structure with the removal of later additions deemed poor quality or unsuitable for reuse.

Under the plans, the original 1874 building would be converted into two apartments, with minimal intervention to its internal layout.

Several extensions would be demolished, reducing the overall building footprint from around 50% to 38%, restoring the mansion’s prominence within the West End conservation area.

New development within the grounds would include a three‑apartment extension fronting Great Western Road and seven terraced mews houses to the rear. Landscaping improvements and 11 parking spaces are also proposed to enhance the setting and provide amenity for future residents.
