Tulloch and Albyn to bring more affordable homes to the Highlands
A new partnership between Tulloch Homes and Albyn Housing Society will deliver 54 much-needed affordable homes in Conon Bridge, strengthening the supply of quality housing and supporting local people to live and work in the Highlands.
Under the £11.39 million agreement, the new homes will feature a mix of one- to four-bedroom semi-detached and detached houses, bungalows, apartments, and cottage flats, offering a diverse range of energy-efficient homes to meet the varied needs of the local community.
This signing of this contract at the end of 2025 brings the total of affordable contracts that Tulloch Homes has secured in 2025 to over £35 million.
Of the total, 30 homes will be available for social rent, 20 for mid-market rent, and four will be offered through the Scottish Government’s Low-cost Initiative for First Time Buyers (LIFT) equity share scheme.
The new homes are located within Tulloch Homes’ Conon Braes South development, a vibrant new neighbourhood comprising 160 homes in total. Thoughtfully designed landscaping and open spaces create an attractive setting, while the development benefits from excellent access to the local primary school, village shop, rail halt, and wider community.
This partnership, following £6.5m Scottish Government funding, aligns with Albyn Housing Society’s vision to provide high-quality, energy-efficient homes that meet the diverse needs of Highland communities. Benefiting from energy efficiency features, all homes include innovative heating systems, like air source heat pumps and thick levels of quality insulation.
Kieran Graham, managing director at Tulloch Homes, part of the Springfield Group, said: “We are deeply committed to the North and to supporting thriving local communities. Through partnerships with Albyn Housing Society, Highland Council, and other local housing partners, we are proud to have agreed partnerships valued at more than £32 million in the last 12 months to deliver high-quality and energy-efficient homes.
“These homes are not just about meeting housing need, they are critical to unlocking the region’s potential, including supporting the Inverness & Cromarty Firth Freeport ambitions, and ensuring communities continue to thrive for years to come.”
Andrew Martin, executive director of group services at Albyn Housing Society, said: “At Albyn Housing Society, we see ourselves as part of the solution to the Highland Housing Challenge. Our ambition is to deliver high-quality, energy-efficient homes that enable people to live and work in the Highlands while creating sustainable, thriving communities.
“A mixed-tenure approach is central to this vision, providing choice and affordability for a wide range of households and ensuring long-term housing security. We work closely with tenants to ensure these homes meet local needs and contribute to vibrant, inclusive communities. This partnership with Tulloch Homes reflects that commitment, strengthening the supply of much-needed homes and supporting regional growth for generations to come.”
Tulloch Homes is also building a further 75 homes in Conon Bridge at its popular Riverford development, which comprises a considered mix of one- to four-bedroom homes, including 19 affordable. These homes are due to be completed this Spring.
