Plans lodged for near 1500-home expansion of Cupar
The Cupar North Consortium, comprising Persimmon Homes North Scotland, Headon Developments and Vico Properties, has submitted an application for planning permission in principle to Fife Council for the scheme.
The application is supported by a wide range of documents including a development masterplan, environmental statement, transport assessment and landscape and visual impact assessment.
Widespread community engagement and planning expertise have helped formulate the Cupar North proposal which aims to deliver the council’s housing requirements for the town.
Alongside new homes the proposals aim to benefit the community with a range of education, transport and business opportunities including a new primary school, planned improvements to the Bell Baxter Secondary School, business and employment land and land set aside for the growth of GP and hospital services.
Additionally, a relief road will be delivered in the first half of the development that will allow in particular HGVs to bypass the town centre.
David Wardrop, planning consultant and spokesperson for the Consortium, said: “The Cupar North scheme is designed to deliver secured long-term benefits to Cupar with much needed new homes and job opportunities for local people whilst also providing infrastructure and a considerable economic benefit to existing local businesses.
“In addition to the benefits that can be provided through the carefully planned expansion of Cupar North, it is estimated that the new households in Cupar North will generate an annual gross expenditure of £31.8 million with an additional £7.4m being spent in the first year of residents moving into their new homes.
“Community engagement and a considerable amount of technical work has been key in informing and preparing our application. I would encourage as many people as possible to read through the application documents to gain a sound understanding of these proposals.”
