Average house prices up 2.3% in June compared to last year

The average price of a property in Scotland in June 2026 was £195,000, an increase of 2.3% when compared to June 2025, according to the latest House Price Index (HPI) for Scotland.

Compared to the previous month, house prices in Scotland decreased by 0.5% on a non-seasonally adjusted basis, whilst on a seasonally adjusted basis there was a decrease of 0.9%.

The UK average house price was £272,000, which was an annual increase of 2.0% on June 2025. Compared with the previous month, UK house prices increased by 0.1% on a non-seasonally adjusted basis and decreased by 0.2% on a seasonally adjusted basis.

The volume of residential sales in Scotland in April 2026 was 7,503. When compared with the first published figures for April 2025 this was an annual decrease of 1.3%. Published transactions for recent months will increase as later registered transactions are incorporated into the index.

A Registers of Scotland spokesperson said: “There was an increase of 2.3% (to £195,000) in the average house price for Scotland in the 12 months to June 2026. This compares to an increase of 2.0% (to £272,000) in average house prices for the UK as a whole.”
