Edinburgh property firm acquires new HQ, marks 50 years in business

An Edinburgh property firm managing roughly 15,000 properties across Scotland has acquired a new headquarters as it marks five decades in business and eyes more growth.
With support from a Building Transition Loan from Bank of Scotland, Trinity Factoring Services Limited, which provides property factoring, lettings and buildings insurance services, has purchased the whole of Canal Court office space on Craiglockhart Avenue.
The finance was given to support the purchase of the company’s new owner-occupied premises.
The finance comes after a strong period for the business, which saw many years of increased turnover and pre-tax profits.
Trinity currently employs 75 people. This includes 50 office-based employees and 25 field staff.
Alongside its Edinburgh activity, the business also has an office in Rosemount, Aberdeen, to help manage its portfolio in north and north-east Scotland.
The premises comprise 11,000 net square feet across two identical buildings and are situated on the banks of the Union Canal, roughly a mile from Trinity’s existing Bruntsfield offices.
One building will provide sufficient space to accommodate Trinity’s Edinburgh workforce, while the second is presently occupied by charity Children’s Hospices Across Scotland (CHAS), which will remain as a long-term tenant.
The move will enable Trinity to consolidate its two current Edinburgh offices into one larger base, bringing its team together under one roof while creating additional capacity to aid growth.
Trinity owns its existing Edinburgh premises and plans to make the space available to tenants after the move.
Trinity’s roots go back further than its formal five-decade milestone. Its founder Alasdair Seale started renting lock-up garages at 15 years old.
What began with just one garage in Barony Place, Edinburgh, gradually developed into property services after he started looking after homes for clients, arranging repairs and subsequently letting the first flat on behalf of an owner.
From there, Trinity expanded into property management and today provides services across residential and small commercial factoring, lettings and property insurance.
Looking ahead, Trinity is looking into growth through acquisitions in the lettings, factoring and insurance markets, as well as the potential opening of additional offices.
Alasdair Seale, managing director at Trinity Factoring Services Limited, said: “Reaching 50 years is something we’re incredibly proud of, particularly when we look at how the business has developed from where it started.
“But we’re equally focused on what comes next. Bringing our Edinburgh team together will make a big difference to how we work, while giving us the space to continue growing and creating opportunities for people to build careers within our business.”
Ross Penman, relationship manager at Bank of Scotland, said: “Trinity has built an impressive business over almost five decades, combining steady growth with a clear commitment to its people and customers.
“The purchase of Canal Court gives the team a long-term base that can support its future ambitions, while the building’s energy efficiency made it a strong fit for our Building Transition Loan.”
