Having commenced in July, the project is scheduled to be completed in the autumn, and will see 138 windows replaced with bespoke timber sash and case windows that have been manufactured by Sturrocks Joinery.

Many of the new windows have been designed with shaped radius heads to mirror the building’s original architectural detailing, such as its brickwork and keystones.

Constructed in 1869 and originally known as Carolina House, the building was constructed after public subscription and designed for the Dundee Orphan Institution by the architect William Chalmers.

The institution remained there until 1983 before moving to Strathmore Avenue. After refurbishment work in 1999, the building was converted into 16 flats and is now
managed by Hillcrest Homes.

From the start, the project has seen collaboration between Hillcrest and Sturrocks. 

Sturrocks Joinery carried out detailed site measurements and created templates for the building’s shaped window openings. 

A phased installation programme tailored to reduce disruption to tenants was created by Hillcrest. 

Before installation, members of Hillcrest Enterprises’ Maintenance team went to the Sturrocks workshop for the purpose of a practical learning and coordination session. 

During the session, both teams reviewed the completed windows, talked about installation necessities and agreed the detailing before work on the site commenced. 

Currently, four joinery teams are delivering the installation using airtightness tapes and enhanced insulation detailing around each window opening to boost heat retention and
minimise draughts while keeping the building’s historic fabric.

While the work is completed, tenants can stay in their homes.

“Every window has been manufactured specifically for this building, and our teams are taking the time to ensure each one is installed to the highest standard.”

Denchfield added: “As well as preserving an important part of Dundee’s architectural heritage, these improvements will make a real difference for our tenants by creating warmer, more comfortable homes that are more energy efficient.”
