House prices rise 3.3% year-on-year despite monthly dip
Scotland’s housing market recorded a notable annual increase in October 2025, with the average property price rising to £192,000, up 3.3% compared to October 2024.
However, prices dipped slightly compared to the previous month, falling 0.6% on a non-seasonally adjusted basis and 0.4% when seasonally adjusted.
Across the UK, the average house price stood at £270,000, marking a more modest 1.7% annual increase. Month-on-month, UK prices slipped 0.1% before seasonal adjustment but edged up 0.1% once adjusted.
A spokesperson for Registers of Scotland said: “There was an increase of 3.3% (to £192,000) in the average house price for Scotland in the 12 months to October 2025. This compares to an increase of 1.7% (to £270,000) in average house prices for the UK as a whole.”
Property types
- Detached homes: £355,000, up 5.3%
- Semi-detached homes: £220,000, up 5.9%
- Terraced homes: £177,000, up 4.9%
- Flats/Maisonettes: £134,000, up just 0.2%
Increases were recorded in 29 out of 32 local authority areas when comparing prices with the previous year. The largest increase was in Argyll and Bute where the average price increased by 9.3% to £190,000. The largest decrease was recorded in the City of Aberdeen, where the average price decreased by 7.5% to £137,000.
Residential sales in Scotland totalled 9,972 in August 2025, representing a 1.8% increase compared to the first published figures for August 2024.
