New housing plan unveiled for former Dundee hospital site

Fresh proposals have been lodged to redevelop the former Fernbrae Hospital site in Dundee, which has stood unused since its closure in 2019.

The private hospital on Perth Road shut its doors six years ago, resulting in the loss of 50 jobs. Operator BMI Healthcare attributed the closure to a decline in patients with private health insurance or self-funded care within the catchment area.

The 15-bed facility had been providing healthcare for 75 years. In 2021, Dundee councillors approved a bid by Edinburgh-based S1 Developments to convert the property into 22 homes. However, work never began, and that planning consent lapsed in 2024.

Now, Kirkwood Homes has submitted a fresh application which proposes 20 apartments and six houses.

At the heart of the site is Fernbrae House, a category C-listed Georgian villa, extended over the years to serve its medical role. Kirkwood plans to preserve the villa’s façade and convert its footprint into four apartments, offering a mix of two- and three-bedroom layouts.

The later extensions to the east, west, and north would be removed to make way for a new three-storey wing, housing 16 further apartments split evenly between the east and west sides.

In the villa’s former north garden, five terraced houses are proposed – each with three or four bedrooms, front and rear gardens, and private parking. An extension to the existing lodge in the south-east corner would create an additional two-bedroom home.

Plans also include removing, refurbishing, and reinstating the boundary wall and Perth Road gate piers. Vehicle access from West Grove Road would be closed to cars but retained for pedestrians and cyclists, while the existing gated pedestrian entrance would remain in place.

In total, 45 parking spaces are proposed, including 19 equipped with electric vehicle charging points.
