New townhouses set to be built overlooking the Old Course at St Andrews

Four luxury townhouses are set to be built overlooking the 17th Green, 18th Fairway and within a stone’s throw of the world famous Swilcan Bridge on the Old Course in St Andrews - a location often described as offering the ‘Best View in World Golf.’
The land and previous home have been in the same family for over 60 years and holds a unique place in the game’s history. On many occasions it has been used as the studio for Sky Sports coverage of The Open at St Andrews before being demolished to make way for a new chapter.
Shawbrook Bank has provided a multi-million-pound development facility to support the project, which has given the family the financial support required to complete the development and offer to market the townhouses, through sales agent Knight Frank, with a starting price of £7.25 million each. The project is expected to complete by the end of 2026 with the townhouses allowing for occupation well in advance of the 2027 Open Championship in St Andrews.

The townhouses offer panoramic views of the1st and 18th fairways, together with the 17th green and are already attracting significant international interest given their exclusivity and setting overlooking the Swilcan Bridge and finishing holes on the Old Course.
The development is expected to further enhance the character of St Andrews, marrying modern architecture, offering a rare chance to live within touching distance of golf’s most iconic setting.
Douglas Spowart, relationship director, Scotland at Shawbrook, said: “This project is not only about creating four exceptional homes, but also about contributing to the legacy of St Andrews. Funding a site of such cultural and sporting significance required careful structuring, but through close collaboration with the client and our professional partners we were able to deliver a solution that brings this landmark development to life.”

The developer commented: “This site has been part of our family’s story for more than 60 years, so we were determined that any development would be worthy of its setting beside the Old Course and surrounding properties. Our aim is to create something that not only delivers outstanding homes but also contributes positively to the character of St Andrews. Partnering with Shawbrook has given us the confidence and support to bring this vision to life.”
Brian O’Neill, principal broker at Onozzi, added: “This was a particularly complex transaction. The planning process has been an intricate journey, bringing together heritage specialists, architects, planners, and engineers. The result not only complements its historic surroundings but also enhances the cultural fabric of St Andrews - a town celebrated worldwide for its heritage and golfing prestige. Shawbrook’s team took the time to understand this and offered a solution that addressed its nuances. Their pragmatic approach was key to getting the deal over the line.”
