Pluto Finance backs 184 new homes across Edinburgh

Pluto Finance has completed three loans to support the delivery of 184 new homes across Edinburgh, marking another step in the specialist lender’s expanding presence in Scotland and its commitment to supporting SME housebuilders.

Located at York Lane, Cammo and Slateford, the projects are being delivered by experienced developers and, Pluto said, meet the highest build quality, design and environmental standards.

A loan to Ruthven Wallace Developments, in partnership with Barwood Capital’s residential investment platform, will transform a disused city‑centre car park at York Lane into two‑bed apartments.

Funding for Cammo Estates Ltd will deliver six‑bed family homes in a high‑demand neighbourhood where new-build supply is limited.

Meanwhile, Pluto is supporting Artisan Real Estate to deliver 168 homes, including 43 affordable units, on a former brewery site at Slateford with strong transport links and access to the city centre.

The completions come as Pluto continues to scale its Scottish activity. Since opening its Scottish office last year, the lender’s pipeline has grown to £374 million of new lending, supporting 1,824 homes, including 271 affordable properties.

The lender also highlighted the rollout of its revolving credit facility, launched in April, designed to help established SME housebuilders scale delivery without needing to fully fund each development site upfront. The facility is available to firms delivering 50+ homes per year across multiple sites, with funding ranging from £10 million to £75m.
