Scottish house prices rise 4% over the year to August 2025

The average price of a property in Scotland reached £194,000 in August 2025, marking an annual increase of 4.0%, according to the latest UK House Price Index (HPI) figures published today.

House prices also showed a slight monthly uptick, rising 0.3% compared with July 2025. On a seasonally adjusted basis, the monthly increase stood at 0.1%. The index figure for Scotland now stands at 110.7 (with January 2023 as 100).

Across the UK, the average house price was £273,000 in August 2025, an annual increase of 3.0% and a monthly rise of 0.8% (0.2% on a seasonally adjusted basis). Scotland’s annual growth rate of 4.0% therefore, slightly outperformed the UK average.

A Registers of Scotland spokesperson said: “There was an increase of 4.0% (to £194,000) in the average house price for Scotland in the 12 months to August 2025. This compares to an increase of 3.0% (to £273,000) in average house prices for the UK as a whole.”

The volume of residential sales in Scotland reached 9,420 in June 2025, an increase of 10.9% compared with June 2024. Registers of Scotland noted that transaction figures for recent months are likely to rise further as additional sales are registered.

Detached and semi-detached properties continued to drive the market, with annual price increases of 5.5% and 6.7%, respectively. The average detached home in Scotland cost £356,000, while semi-detached properties averaged £222,000.

Average prices rose in 30 out of 32 local authority areas compared with the previous year. Renfrewshire recorded the largest increase, up 12.1% to £165,000. The City of Aberdeen saw the largest decrease, down 4.3% to £141,000. The highest-priced area in August 2025 was East Renfrewshire, where the average home cost £298,000, while the lowest-priced area was Inverclyde at £117,000.
