Vacant land in Maybole earmarked for 43 new homes

A vacant plot of land in Maybole, South Ayrshire is being earmarked for a new 43-home housing development.
Mauchline-based Hayhill Developments intends to build the homes on the site at Laurel Bank, Alloway Road. The agent in the planning proposal is Denham Youd.
According to planning proposals, the range of properties would include seven two-bedroom terraces, 12 two-bedroom semi-detached, five three-bedroom detached, 17 three-bedroom semi-detached and two four-bed detached homes.
The proposed development comprises 1.99 hectares of pasture field, part of which formerly included the grounds of Laurelbank House, the Ayrshire Post reports.
The developers aim to create a“good quality and well-designed development” that will cater for a “range of incomes”, while providing a residential development which encourages a“sense of community” and creates a“sustainable development” socially, economically and environmentally.
The design and access statement reads: “High quality materials are proposed throughout the development to reflect the traditional elements found in the housing within the surrounding area.
“The proposed houses have a traditional form, with simple roof pitches used to highlight focal points in the facades such as front doors and balcony windows. The repeated front gable throughout the house types creates unity within the surrounding architecture which also utilises this feature.
“The traditional brick material has been used in a contemporary way to create detail within the facades and create harmony across the site. Large windows have been included in the design to maximise the daylighting to the proposed homes.
“The window and brick positioning have been designed to ‘group’ certain windows together, creating a sense of balance on the proposed elevations.”
The proposals are listed as ‘pending consideration’ on South Ayrshire Council’s online planning portal.
