Dampness, condensation and mould management in mixed tenure blocks

Who is it for and what is it about?

This course gives housing staff a practical understanding of how to identify, investigate and manage dampness, condensation and mould in mixed‑tenure blocks, where responsibilities can be shared between landlords, owners and property factors. It covers the common causes of moisture problems, effective diagnostic approaches and how repairs, maintenance and behaviour‑related solutions should be coordinated across different tenures.

The session explores how owners and factors contribute to addressing building‑related issues, fulfilling maintenance obligations and supporting consistent standards in shared areas. By the end of the course, participants will feel confident engaging with tenants, owners and factors to prevent, resolve and manage damp and mould collaboratively and in line with good practice.

Learning Outcomes

By the end of this course learners will be able to:

· Explain the main causes of dampness, condensation and mould in mixed‑tenure blocks, including building defects and occupancy/behaviour factors.

· Identify and differentiate common signs of damp, condensation and mould, and describe what evidence to gather during an initial assessment.

· Apply a structured approach to investigating moisture problems, including when to escalate for specialist inspection/testing.

· Clarify roles and responsibilities across landlords, owners and property factors, and describe how these affect decision‑making and repairs in shared parts.

· Recommend proportionate actions (repairs, maintenance, ventilation/heating guidance) that address root causes rather than symptoms.

· Coordinate communication and next steps with tenants, owners and factors to agree actions, timescales and access arrangements.

· Record and monitor cases to support consistent standards, demonstrate reasonable steps taken, and reduce recurrence through follow‑up.
