Funded by socially conscious investor Thriving Investments, the new development represents another significant step in the evolution of Dalmarnock since the 2014 Commonwealth Games.

The event provided the catalyst for mixed-use development across the area, including one of Scotland’s most significant housing-led regeneration success stories, the Athletes’ Village.

CCG was a founding member of the City Legacy consortium, which, in partnership with Glasgow City Council, delivered the 700-home Athletes’ Village in just 700 days to accommodate more than 6,000 people during the Games before transitioning into a mixed-tenure community comprising 400 homes for social rent and 300 for private sale.

Following the completion of Phase 1 in 2016, CCG has now broken ground on Phase 2, where 58 homes will be constructed on behalf of Thriving Investments’ New Avenue Living Scotland Fund. 

Thriving Investments, part of the Places for People group, is a socially conscious fund manager with an established and growing presence in Scotland’s residential sector through its New Avenue Living platform. 

The development will bring forward a mix of two and three-bedroom homes for mid-market rent, with the remainder of the masterplan delivered separately for private sale. 

Thriving Investment’s New Avenue Living Scotland platform aims to expand affordable housing in employment centres for essential workers, who are unable to access social housing but struggle with private rents. 

Using a place-based, inflation-linked strategy, they have successfully worked with SME housebuilders to deliver nearly 1,200 homes for low-income households, provided at a discount to open market rent in its first Scotland fund. 

The start of construction at Athletes’ Village follows a recent milestone for the fund, which recently took possession of its 1,000th home in Scotland. 
The platform has been created to channel institutional capital into the delivery of additional affordable homes and to support place-based regeneration in locations where demand is strongest.

Glasgow City Council leader, Susan Aitken, said: “It is fantastic to see work underway on this next phase of the Athletes’ Village, continuing the remarkable transformation of Dalmarnock and the wider East End. 

“These 58 new affordable homes will help more people and families put down roots in a thriving community, supporting local people, strengthening the area and contributing to Glasgow’s continued growth, investment and success.”

Construction of the 58 new homes is set to be completed by the end of 2027.
