Sanctuary to bring 128 energy-efficient homes to Glasgow’s east end

Work has officially started on a new housing development in the east of Glasgow.

Sanctuary Scotland is bringing 128 high quality homes for social and mid-market rent to Myreside Street in Carntyne. Delivered by developer AS Homes (Scotland), the properties are being built on a 2.48-hectare brownfield site which was previously the site of local steel fabricator, Brown McFarlane.

A sod-cutting ceremony took place on Tuesday 24th October, attended by Glasgow City Council convenor for housing, Councillor Kenny McLean, plus Gillian Lavety, development director for Scotland at Sanctuary; Margaret McLaughlin, project manager at Sanctuary; Kieran Sexton, commercial director at AS Homes; Eddie Warde, principal officer for Glasgow South at Glasgow City Council and Michael Gray, group manager for housing investment at Glasgow City Council.

The Myreside Street development has been designed by S2 Architecture and comprises a mix of properties, including 38 modern one and two-bedroom flats across four-storey blocks, and a total of 90 two, three and four-bedroom houses. Private parking is also being provided, with 151 spaces for residents and visitors, as well as on-site cycle parking.

The ‘barrier free’ development will be fully accessible, with spacious footpaths and entrances to all properties that support wheelchair access.

The area has undergone significant redevelopment over the past decade and Carntyne offers a growing family community with easy access to a variety of surrounding amenities, including schools, health centres, retail facilities and a local library. St Andrew’s Secondary School, St Timothy’s Primary School and Carntyne and Westmuir Medical Centres all lie within close reach of the homes. The development also offers good transport links, with regular bus routes to surrounding areas and direct links to Glasgow city centre.

The development is ‘Secured by Design’ accredited and will incorporate passive surveillance and lighting throughout. The new homes are very sustainable, with lighting, boundary treatments, and door and window specifications all designed to improve energy efficiency levels.

To achieve Silver Active Level with Gold Standard Aspect 1, AS Homes is taking a low carbon, fabric-first approach, with each property designed to enhance solar gain and make the most of natural light, reducing overall energy costs. High performance ‘A’ rated boilers will also be installed in every property.

Providing an attractive place to live, the grounds of the site are being landscaped with scenic greenery including plants, trees and shrubs. Residents will be able to benefit from shared outdoor greenspaces and walkways.

Completion of the development is expected in 2025.
