Share hosts Scottish Housing Regulator event
Senior representatives from the Scottish Housing Regulator (SHR) met with housing professionals on 25th February to outline regulatory expectations and discuss current sector pressures.
Share brought together attendees from across Scotland to hear directly from the regulator about the challenges facing social landlords.
Opening the event, Helen Shaw, director of regulation, outlined SHR’s statutory role in safeguarding tenants’ interests and monitoring governance and financial wellbeing. She highlighted pressures including homelessness, development risk and net zero requirements, and stressed the importance of strong oversight in a demanding climate.
John Jellema, assistant director of regulation, explained this year’s annual risk assessment process and shared early insights into likely engagement themes. While overall sector performance remains sound, SHR will continue to focus attention where greater risk is identified.
Stock quality and tenant and resident safety were also key themes. Nicola Harcus, assistant director of regulation, emphasised the importance of accurate stock data, effective asset management and timely reporting of notifiable events. Issues such as RAAC, cladding, damp and mould continue to require careful management.
Lastly, through case studies, Margaret Sharkey, assistant director of regulation, demonstrated how serious issues arise and how they are addressed. In most cases, early communication and clear assurance prevent escalation to formal intervention.
The event concluded with a facilitated roundtable discussion. Members of the SHR team moved between tables, giving participants the opportunity to speak directly with them in smaller groups. Attendees raised questions and discussed the pressures facing their organisations and the wider sector, allowing for open and practical conversation.
